Hawaiian Properties, Ltd. (HPL) provides property management services to Hawaii Island’s Kailua-Kona and Kohala Coast areas. HPL is a longtime kama‘āina family-owned company, rooted and grounded in Hawaii, and we have high standards for professionalism, integrity and quality work.
Our Kona office employs a staff of 8 property managers, 2 administrative assistants and 1 accounting personnel. Our Oahu office provides support to our Kona office employing 37 property managers, 30 administrative and 42 accounting personnel.
Kathy Cooley and Christy Hinds, our leadership team in Kona, have 39 years of combined association management experience and hold their real estate license and Professional Community Association Manager (PCAM) designation, the highest designation you can obtain in our industry.

Vice President / Sr. Property Manager
Cooley has worked in the community association management industry since 1999 and is knowledgeable in all areas of association and property management. She holds the Professional Community Association Manager (PCAM®), Association Management Specialist (AMS®), and Certified Manager of Community Associations (CMCA®) designations from the Community Associations Institute (CAI). In her most recent position, she oversaw a team of 15 staff and 68 associations.

Assistant Vice President / Sr. Property Manager
Hinds has worked in the community association management industry since 2008, working with single-family homes, condominium and commercial complexes, and developers. She holds the Professional Community Association Manager (PCAM®), Association Management Specialist (AMS®), and Certified Manager of Community Associations (CMCA®) designations from the Community Associations Institute (CAI).
